Jurong East Is Becoming The Jewel Outside CBD
Jurong Lake district has seen a lot of transformation in the last five years. The government has big plan to turn Jurong Lake district into the biggest regional centre outside CBD. Indeed, it has just gotten better. It will be our second CBD according to our Prime Minister Lee.

When plans were announced about five years ago to transform Jurong, many doubted how a place associated with industrial activities could become a regional centre. Many could not visualise what is coming in the future for Jurong but I believed. I have faith in the government of Singapore to put something on the Master Plan and materialise it. One of my friends from China once told me, “David, your government is the only government that I know when they put something into the Master Plan, they will make it come true.”

Back then, the place stood an old shopping centre called “Jurong Entertainment Centre” not known by many Singaporeans, has now five major shopping malls, namely,
JEM, Westgate, IMM, JCube and Big Box. Genting has opened their hotel in Jurong and more are coming up. Now, we have offices like Vision Exchange. Recalling about seven years ago, a mass market condominium project in Jurong East, Caspian, was launched at about S$500 psf. Today, the most expensive mass market condominium, J Gateway, stands at S$1,650 psf is also at Jurong East. Prices have tripled in the last 5 to 10 years.

The good news is this is not all. We now know that the Singapore-KL high speed rail station will be there too. To add icing on the cake, Jurong Country Club will be acquired by the government to make way for the high speed rail station and many new developments in future. The land currently occupied by Jurong Country Club could easily increase the size of Jurong Lake district by about 50% or more. Last but not least, the port will also move to Jurong.

Obviously, this will create more demands for housing in Jurong. In 
terms of commercial properties demand, beside an increase of retail space needed, I also foresee two big groups of demand for office space there in future. Firstly, we will have shipping companies moving there. Even though some shipping companies may still want to have a presence in the CBD, they may set up a branch office there to be near the port. The second big group that will set up offices there are the Malaysian companies. Imagine a scenario where a staff in the Malaysian KL Head Quarters can have a meeting in KL in the morning, then board the high speed train to Jurong East to have another meeting with the Singaporean branch in the afternoon. On the same day, the staff will travel home to KL again.

There are a lot of potential for commercial properties in Jurong East. Join in the action.
